Manvel sits in northern Brazoria County, Texas, about 20 miles south of downtown Houston along the Highway 288 corridor, just below Pearland. It is a city defined by a transition: a place with deep agricultural and railroad roots that has become one of the Houston area's most active centers of master-planned residential development. The community's history reaches to the late 1800s, when the Santa Fe Railroad shaped the townsite. Originally called Pomona, the settlement was renamed for Allen Manvel, a Santa Fe Railroad president, and grew around Chocolate Bayou as a farming and ranching community. Manvel incorporated in 1960 and remained a quiet, agrarian town for decades before Houston's southward growth reached it. That growth transformed Manvel's geography. Master-planned communities—Pomona, Valencia, Del Bello Lakes, and Meridiana among them—have added thousands of new homes with lakes, trails, pools, and community centers, while an H-E-B-anchored town center has risen at the Highway 288 and Highway 6 junction. The city's population has more than doubled from its 2020 level of under 10,000 to roughly 18,000, reflecting a wave of new residents drawn by location and housing choice. Despite the change, Manvel retains a "town and country" feel, with traditional homes on large lots in its older core alongside the new developments, and open land still visible between them. Public schools are part of Alvin ISD, with Manvel High School anchoring secondary education in the city. Highway 288—now tolled along its southern stretch—and Highway 6 connect Manvel to the Texas Medical Center, downtown Houston, Hobby Airport, and Galveston. The city suits commuters who want newer housing and community amenities at a lower density than Pearland, as well as buyers seeking an established lot with more space. Manvel is, in essence, a former farming town successfully becoming a full-service Houston suburb.
